NeighborWorks® Sacramento is approved by the U.S. Department of Housing and Urban Development (HUD) to provide housing counseling services to suit a wide variety of different circumstances. Our team of HUD Certified Housing Counselors is ready to equip you with the right tools to accomplish your housing goals.
This service is intended for our clients who are looking to purchase a home and would like assistance with any part of the process!
At a Pre-Purchase Counseling appointment, our HUD-Certified Housing Counselors will work collaboratively with you to assess your circumstances, determine which resources and assistance programs are best suited to your needs and eligibility, and create an action plan to help you through the process of purchasing a home.
Our counselors are prepared to offer support and education in navigating every step of buying a home, including but not limited to:
• Evaluating your current financial standing and readiness
o Reviewing your tri-merge credit report and monthly budget
• Analyzing the affordability of a mortgage payment versus your rental payment
• Determining the best course of action for you to pay for your new home
o Examining your savings requirements, down payment options, financing options, and more
• Assembling your homebuying team
• Making your offer and knowing what to expect throughout the entire escrow process
This service is intended for our clients who are either looking to rent a home or who are seeking assistance with a current home rental.
At a Rental Counseling appointment, our HUD-Certified Housing Counselors will work collaboratively with you to assess your circumstances, determine which resources and assistance programs are best suited to your needs and eligibility, and create an action plan to help you through the process of renting a home.
Our counselors are prepared to offer support and education in navigating a variety of circumstances, including but not limited to:
• Renting for the first time
• Dealing with eviction
• Obtaining emergency rental assistance
• Transitioning from homelessness
• Determining whether renting or owning a home is for you
• Learning about your rights as a tenant
This service is intended for our clients who have already purchased a home and who have questions about the challenges and responsibilities of homeownership.
At a Post-Purchase Counseling appointment, our HUD-Certified Housing Counselors will work collaboratively with you to assess your circumstances, determine which resources and assistance programs are best suited to your needs and eligibility, and create an action plan to address any questions you may have.
Our counselors are prepared to offer support and education on the many considerations of managing your property, including but not limited to:
This service is intended for our clients who have missed a
mortgage payment, who are at risk of missing a mortgage payment, or who are actively facing foreclosure.
We understand that experiencing difficulties with your
mortgage is stressful and we aim to do everything in our power to support you through this challenging time.
